Bookings

Can I choose who I live with in a shared flat?

When choosing your room on the portal system, you can view the age, gender and some “likes and dislikes” of anyone else who has already booked into that flat. Or if you know who you want to live with already, follow the group booking procedure which you can do online. 

What happens to my Booking Fee?

Your booking fee is non-refundable. However, it will convert to a refundable damage deposit at the beginning of your tenancy. To find out more about how your deposit works, please view tenancy deposit scheme leaflet in our important documents section.

How do I book?

Simple. Click here and follow the steps to book online. It's a very quick and easy process so it shouldn't take you more than 10 minutes to complete.

If you prefer, you can also call us and we’ll take your details over the phone, or call in and see us at your chosen iQ location. You will need to pay a non-refundable booking fee to secure your booking, which can be paid by Debit or Credit card. Alternatively, you can pay in cash at any Natwest Bank, (please contact us for the details).

Can I do a group booking?

Yes. If you’d like to share with friends all you need to do is click the book now button on this page and follow the instructions on screen. You and your friends will have to nominate a "lead member" to first create a group. The other group members will have to join within 48 hours to complete the group booking.

Can I choose where my room is in the building?

Rooms are allocated on a first come first served basis but you can specify where you would like your room to be from those which are still available at the time that you book.

I only have a conditional offer from my University, can I still book at iQ?

Yes you can! If you do not receive the grades to be accepted by your chosen university then your booking fee is refundable in full. We will however, require a letter from the University confirming the withdrawal of their offer to process the refund.

It may also be possible to transfer your booking to another iQ location at your second choice institution, though this is subject to availability. Call the relevant iQ site team as soon as possible to secure your place.

Please remember that this is the only circumstance when a booking fee is refundable.

How does the 3% discount work?

All students are entitled to a 3% discount on their year's rent if they pay in full before the tenancy begins. This only applies to students who book a full term tenancy length offered at their chosen site*. The discount does not apply to any short term tenancies of less than 42 weeks.

*Please note that the 3% discount offer is not valid at iQ Kingston.


Building Facilities

Do you have a laundry?

Yes. All of our sites have a 24 hour laundry (charges apply), managed on our behalf by Circuit.

Do you have a common room?

Yes. All schemes have a Social Hub, which is open 24 hours, with comfy seating, large screen TV with Sky, and pool table where space permits.

Is there somewhere I can keep my bike?

Yes every iQ site has a secure bike store that is free to all iQ students to use. 


Living at iQ

Can I have overnight guests?

Yes. It's your home so you can have guests staying over occasionally, but we would ask you to respect your fellow residents and let the accommodation staff know. You cannot sublet your room to another person.

Can I smoke in my room?

No, all iQ accommodation is non-smoking. You may smoke outside in designated smoking areas.

Do I have to be home by a certain time each night?

No. This is your home, so it’s up to you when you come in.

Will my flat be cleaned?

You are responsible for keeping your own space clean. It's our responsibility to keep the other communal areas like the Social Hub, reception and laundry clean.

Can I swap my room?

In some cases it may be possible to swap or change your room subject to availability once you have moved in. A £50 room change fee will be applicable. To find out if it is possible for you to change room, please contact the accommodation manager at your site directly.

 


Moving In

Do you provide bedding?

Most students prefer to bring their own bedding so iQ does not provide this. Please remember to bring your ownsheets, duvet, pillows etc when you move in. If this isn't possible, we can always point you in the right direction of the nearest department store! See What to Bring for a full list of what you should bring with you when you move to iQ.

Can I move in early?

Yes, if your room is available. Call us to find out.

Can I bring my car?

We choose central locations close to the universities and social facilities so a car shouldn't really be necessary. As part of our sustainability commitment we also promote green travel - cycling is good for the environment! All of our schemes have secure bicycle storage. Some of our schemes, however, do have limited parking. Please check with local staff for specific details. We do provide disabled parking bays at some sites.

Payments

What happens to my booking fee?

Your booking fee is non-refundable. However, it will convert to a refundable damage deposit at the beginning of your tenancy. To find out more about how your deposit works, please view the tenancy deposit scheme leaflet.

How will my deposit be returned?

A final inspection of your room will be carried out prior to your move out. If any deductions are required they will be discussed wth you at this point. Within 20 working days after the end of your tenancy, your deposit will be returned to you by bank transfer.

Do I need to pay council tax?

No, not if you are a full time registered student. You will be required to produce an exemption certificate and proof of your student status within 7 days of your arrival at the scheme.

Do I need to buy a television license?

Yes, if you watch television in your living area or bedroom. All homes in the UK require a television licence and your room is treated as a home under the licensing authority's definition. There is a large screen television with Sky in the Social Hub. For IPTV, you will need a licence. For more information on TV licensing visit www.tvlicensing.co.uk.

Can I pay my rent online?

Yes, click here and log on to your iQ account then follow the online instructions.

When do I get my refundable deposit back?

iQ subscribes to the government run Tenancy Deposit Scheme which places legal obligations on us, as your landlord, to return your deposit within 20 working days of your tenancy end date. We keep the deposit while you live with us. At the end of your tenancy, assuming the room and its belongings (including the shared areas in your flat) are in the same condition as when you moved in, fair wear and tear notwithstanding, you will get your deposit back promptly and in full.

Please note that the tenancy deposit scheme is currently not applicable in Scotland though iQ applies the same conditions at our Edinburgh sites. You will therefore still receive your deposit within 20 working days as the rest of the UK.

How do I pay my rent?

You can pay by debit/credit card, by telephoning or visiting Reception, or you can set up a direct debit. Payment dates are specified on your tenancy agreement.

Are there any other charges?

No. Your rent is inclusive of all utilities, broadband and contents insurance. However, at some sites we do offer additional services at low cost for those who want them such as secure car parking and faster broadband.

What happens if I miss a direct debit payment?

A charge of £30 will be raised for students who have chosen to pay by direct debit and a payment is returned "unpaid" by their bank.

Is insurance included with my room?

Yes. We provide contents insurance cover via Endsleigh Insurance Ltd. You can extend this cover once you move in to protect additional items. To find out more about the cover, ask the staff at reception or visit www.endsleigh.co.uk.

If you are attending The University of Salford, this will be provided by the University.

Can I move out early?

You can move out whenever you are ready but the contract you have with iQ is a Fixed Term Tenancy Agreement and you will still need to pay the full rent until the end of the agreement. In exceptional circumstances, the iQ central review panel may decide to grant an early tenancy release which will incur a £50 processing fee in addition to any conditions set by the panel.

Please note that you should always book a move out inspection to confirm the condition of your room before you leave iQ. This will ensure arrangements are made relating to the return of your deposit.
