To suit different lifestyles and budgets, iQ Edinburgh offers a range of studios and ensuite rooms all with 4ft or double beds. We even have a limited number of one-bedroom flats that were purpose-built with couples in mind – a great way to share the rent! We thoughtfully include all utilities, your contents insurance with Endsleigh, and a 4Mb broadband connection so there are no nasty bills at the end of the month.

SHARED FLATS

Within one of our shared flats you have your own private ensuite bedroom and share a kitchen/lounge area with your flat mates, which provides a great space for socialising and relaxing, whether its cooking up your favourite meal, chatting over a coffee or sharing something stronger! This is a great way to meet people and to ensure that you start university life the way you mean to continue! No more arguing over the washing up as we even provide you with a dishwasher! Our smaller flats are ideal for international students or 2nd, 3rd and 4th years - perhaps you already have a group of friends that you would like to share with, so why not do a group booking?

Ensuite bedrooms

Arranged within a flat, all have an ensuite shower room, a 4ft bed, ample storage and a dedicated study area with plenty of space for all your books and loads of sockets for all your kit. You'll be amazed at the contemporary furniture and bright colour schemes - this is not your standard student bedroom!

Shared kitchen/living area

The shared kitchens are fully equipped so you can cook up a feast! We provide an oven, hob, microwave, dishwasher, fridge and freezer so all you need to do is fill the cupboards with your favourite nibbles.Whether sharing a meal, a drink or watching TV, you can relax in the lounge area and enjoy socialising with your flat mates.

STUDIOS & ONE-BEDROOM APARTMENTS

Studios and one-bedroom apartments are ideal if you want to live in a self-contained environment. Perhaps you are a 2nd, 3rd or 4th year or even a postgraduate student wanting to enjoy the social atmosphere of  iQ Edinburgh whilst having your own home to retreat to at the end of the day. The flats are generous in size and cleverly laid out to ensure you have dedicated space to study and relax, as well as prepare and eat your favourite meals. They are equipped with a kitchen area complete with a microwave, hob, and fridge – no excuses for a take-away! Some of our studios and the one-bedroom apartments are designed to accommodate a couple or just someone who enjoys a bit more space! With a double bed, study area, comfy seating and a fully equipped kitchen, you will feel right at home.

SOCIAL HUB

At iQ Edinburgh, our dedicated Social Hubs are the heart of the community with a big screen, Sky TV and sofas. Open 24/7, you will love the fact that you can get away from your books at any time and chill-out or hang out with your friends. We have also created a dedicated post grad lounge, a quiet study area and a soundproof music/dance studio for exclusive use by iQ residents. You can also join in the wide range of social events organised by the Accommodation Team – a great way to meet new people and spend an evening.

OTHER FACILITIES

Unique to iQ Edinburgh, we are pleased to welcome Marco's American Pool Hall and Bar at our Grove Street building.

For your convenience, we have provided a laundry room that opens 24/7 as well as bike racks for all you fitness fanatics and environmentally friendly students.

ON SITE TEAM

The Accommodation Team not only look after the building, but are on hand to assist you – they are also a fountain of knowledge about the local area and can help you to get the most out of your stay with iQ. As you would expect we have an out of hours service so you're never left in limbo in an emergency.

Your booking is not secure until you have paid a deposit. The standard deposit for an ensuite room is £250 and for a studio £350. The deposit is not refundable under any circumstances. Once you move in, your deposit becomes a damage deposit which will be returned to you at the end of your tenancy, less any agreed charges where applicable.
